Terms & Conditions

  • Bookings are accepted on condition that all reasonable care is taken of the property and contents. The property must be left in a clean and tidy condition and you should be aware that all damage and breakages are the guest’s responsibility and their cost shall be refundable on demand.
  • Provisional reservations can be accepted by telephone or email. A deposit of one quarter of the total rent is payable on booking. THE BALANCE IS DUE SIX WEEKS PRIOR TO THE FIRST DAY OF THE HOLIDAY. When a booking is made less than six weeks before arrival THE FULL COST OF THE HOLIDAY IS PAYABLE IMMEDIATELY.
  • The booking is confirmed following the receipt of the deposit and you are then contracted to pay the balance of the holiday cost when it becomes due. NO REMINDERS ARE SENT. Once booking is confirmed it is understood that the contract is between the guest and ourselves and that all conditions have been accepted by the person named on the booking.
  • Bookings are generally from Friday to Friday, however in low and mid season it is sometimes possible to arrange a midweek or weekend break. Charges are adjusted accordingly. The bookings start from 3.00pm on arrival day and end at 10.00am on departure day.
  • The tenant shall not cause annoyance or become a nuisance to the neighbouring premises.
  • No liability is accepted for any loss, damage, sickness or injury however caused which may be sustained during the holiday to the guest or any member of the party or invited person, or any car and its contents, or any possessions of the guest or any member of the party as defined above.
  • If the property is burnt down or rendered uninhabitable by fire or any other cause before commencement of the tenancy, the tenancy shall be cancelled and the rent shall be refunded. The tenant however, shall not be entitled to any further damages.
  • The property is fully equipped however bed linen and towels are not provided.
  • You will permit the owner or the agent, with or without workmen or others, reasonable times to enter, inspect and if necessary carry out repairs to the property. You must not assign or part with possession of the property, part of it, or anything contained in it. Nor must you use the property for anything other than holiday occupation by the person named on the booking.
  • Any damage or breakage noticed on taking occupancy of the property must be reported within 24 hours. Whilst every effort is made to ensure that items of equipment are in good working order, no guarantee is given or liability accepted if breakdown occurs. If you have any cause for complaint of accidental damage occurs you must report it to the owner on 020 8946 8491.
  • Smoking is not permitted inside The Crab Pot
  • We believe that The Crab Pot is fairly described and that all the information is accurate.
  • Cancellation – If you cancel a confirmed booking we will endeavour to re-let the property. If the property is re-let we will refund any monies which have been paid by you less a cancellation charge of £50 per week booked. If we are unable to re-let the property you will be liable for the balance of the rent (if not paid) and there will be no obligation on our part to repay or forego any rent paid or unpaid. Guests are recommended to invest in a Holiday Cancellation Insurance.
  • The owner reserves the right to terminate the tenancy immediately if any of the above conditions are not observed. With no redress to the owners.
